Where are the industrial parks located?

KNIC is developing two industrial parks in Dong Nai City, within Vietnam’s Southern Key Economic Region:
• KNIC Nam Long Thanh: Long Phuoc - Phuoc Thai Ward.
• KNIC Dong Long Thanh: Xuan Que Ward.
Both locations offer access to Long Thanh International Airport, Ho Chi Minh City, major highways and the Cai Mep - Thi Vai deep-water port cluster.

Who is the developer of KNIC?

KN Holdings Corporation, established in 1978, is the developer of KNIC. The group focuses on large-scale projects that support economic growth, social development and environmental sustainability.

What is the project scale?

• KNIC Nam Long Thanh: 2,600 ha master plan; Phase 1 covers 1,000 ha.
• KNIC Dong Long Thanh: 3,595 ha master plan; Phase 1 covers 1,000 ha.

Which industries does the industrial park aim to attract?

• KNIC Nam Long Thanh: Aerospace, Semiconductors, Artificial Intelligence & Data Centers, Advanced Electronics, Automation, Advanced Manufacturing and Smart Logistics.

• KNIC Dong Long Thanh: Electric Vehicles (EV), Mechanical Engineering, Electronics, Renewable Energy, Food and Beverage, Pharmaceuticals and Medical Devices.

Projects with high-pollution wastewater or significant odor emissions are not accepted, including standalone electroplating, standalone dyeing, raw-hide processing, slaughtering and certain raw-material animal feed operations.

What power infrastructure is available?

• KNIC Nam Long Thanh: Planned capacity of 378 MVA, supplied through two 110 kV substations.

• KNIC Dong Long Thanh: Planned capacity of 252 MW, supplied through two 110 kV substations.
• The power systems are connected to two 220 kV source substations and designed in a ring-main configuration to enhance supply reliability and continuity.
• Planned rooftop solar capacity: 600 MWp.
• Planned battery energy storage system (BESS): 60 MW.

Electricity tariffs follow the applicable Vietnam Electricity (EVN) tariff schedule and may change in accordance with regulations, supplier policies or the industrial park’s power-source structure.

What water and wastewater systems are planned?

KNIC Nam Long Thanh:
• Phase 1 water supply capacity: 60,000 m³/day.
• Phase 1 wastewater treatment capacity: 50,000 m³/day.
KNIC Dong Long Thanh:
• Phase 1 water supply capacity: 50,000 m³/day.
• Phase 1 wastewater treatment capacity: 34,000 m³/day.

More than 25% of treated wastewater is targeted for reuse across the KNIC industrial parks.

Wastewater treatment charges are applied in accordance with KNIC’s prevailing fee schedule. Discharge volume is determined by meter or, where metering is not available, calculated at 80% of the supplied water volume.

How does KNIC support sustainable manufacturing?

• Planning aligned with the UNIDO 2021 Eco-Industrial Park framework.
• Integration of renewable energy and energy-storage solutions.
• Treated wastewater reuse and resource-efficiency initiatives.
• Long-term development aligned with the Net Zero 2050 target.

What are the permitted construction density and building height?

• Maximum construction density: 70% for buildings of up to five floors; 60% for buildings above five floors.
• Maximum building height: 45 m at KNIC Nam Long Thanh and 40 m at KNIC Dong Long Thanh.
Special structures, including towers and chimneys, must comply with applicable construction standards, aviation obstacle limits and approved construction drawings.

What is the industrial land lease term?

The maximum lease term is 50 years under Vietnamese land regulations. The current project term is stated as running until 2074, subject to confirmation in the relevant project and lease documents.

Can the land lease be extended?

An extension may be available if the competent authorities approve an extension of the industrial park’s operating term. A new lease or sublease agreement would then be signed for the approved extended period.

Can a project or land-use right be transferred or subleased?

Yes, subject to approved planning, applicable regulations and approval by the competent authorities and industrial park management authority.

In what condition is industrial land handed over?

Plots are handed over as cleared, vacant land, with finished ground elevation aligned with the adjoining internal roads.

When is land expected to be available for factory construction?

• KNIC Nam Long Thanh: January 2027.
• KNIC Dong Long Thanh: February 2027.

Can an investor operate multiple business lines?

Yes, provided that each business line is permitted within the industrial park and is consistent with the project’s approved environmental documentation.

How are projects involving electroplating, dyeing or chemicals assessed?

Investors must submit the production process and environmental information for technical and regulatory review. Projects may only be located in a suitable planned zone and must obtain all required approvals. Electroplating used as an integrated product-finishing process may be considered on a case-by-case basis.

Can an enterprise build worker accommodation?

Worker accommodation may be developed within an approved worker-housing area and in accordance with the applicable planning and construction approvals.

Are office, commercial and service facilities planned?

Yes. KNIC includes planned office, commercial and service zones to provide on-site business support and amenities.

3. Sign the industrial land lease or sublease agreement.
4. Receive the land plot and proceed with factory design, licensing and construction.

How long does the IRC/ERC process take?

The indicative processing time is 10 - 15 working days after a complete and compliant dossier is submitted. The actual timeline may vary depending on the project’s business sector, investment scope, licensing requirements, and the competent authority’s review.

Does KNIC support business registration?

Yes. KNIC provides initial IRC/ERC application support at no service charge. Government fees and third-party professional costs, where applicable, remain the investor’s responsibility.

What tax and customs incentives may apply?

• Investment incentives available under Vietnam’s Law on Investment and related regulations.
• Additional incentives for qualifying high-tech or new-technology projects.
• Import-duty exemption for eligible machinery and equipment used to create fixed assets.
• Export processing enterprise (EPE) incentives, including eligible import/export duty and VAT treatment, subject to statutory conditions.

What incentives are proposed for the non-tariff zone?

The proposed framework is being finalized for submission to the competent authorities. Potential measures may include:
• Preferential corporate income tax treatment for priority industries.
• VAT refund mechanisms.
• Facilitated visa arrangements for international experts and investors.
• Simplified investment and construction procedures.
• Customs green-lane procedures.
• Facilitated foreign-currency transactions.

What is the industrial land lease price?

What other costs should an industrial land investor budget for?

• Industrial land infrastructure-use fee, payable under the agreed one-off or annual structure.
• Infrastructure management fee.
• Water, electricity, wastewater treatment and telecommunications charges.
• Annual land rental payable to the State, where applicable.
• Project-specific licensing, design, construction and professional service costs.

How long can a land plot be reserved before deposit?

KNIC may reserve a selected plot for up to seven days while the investor completes its review and decides whether to sign the deposit agreement.

Does KNIC provide one-stop investor support?

Yes. KNIC coordinates investor support from initial project review through licensing, construction and operations. Services include:
• Initial IRC/ERC application support.
• Connections to consultants for construction, environmental, fire safety and completion/acceptance procedures.
